Leveling With: Dan Jones

To mark this transition, we sat down with Dan for a quick Q&A to discuss how his project background influences his approach to business development, what excites him most about the future of Senior Living and Multi-Family construction, and what he believes sets ºÚÁϳԹÏÍø apart.
You’ve recently stepped into the role of Business Development Director for ºÚÁϳԹÏ꿉۪s Senior Living & Multi-Family division. How does your background as a Project Manager shape the way you approach this new role?
My project background gives me a detailed understanding of what it takes to successfully deliver a project from early concept through completion. Working closely with owners, designers and trade partners taught the importance of clear communication, proactive problem-solving and creating an environment where collaboration is productive and necessary.
That experience shapes how I approach business development. I come into every conversation with a solution-based mindset and a genuine commitment to understanding our customers’ business and the problems they face. For me, it’s not just about pursuing new opportunities, it’s about listening, identifying needs early and helping set projects up for success long before construction begins.
Ultimately, I want to build relationships rooted in trust and partnership, and ensure the process is both beneficial and enjoyable for everyone involved. That approach not only supports our clients but also creates opportunities for individual and financial success across our team, reflecting the values ºÚÁϳԹÏÍø was built on.
What do you think sets ºÚÁϳԹÏÍø apart in delivering successful senior living & multi-family projects?
ARCO stands out because we do more than build projects, we build partnerships. Our approach is rooted in truly understanding our customers’ businesses and solving their problems, especially in markets as specialized as senior living and multi family. These projects require thoughtful planning, detailed coordination and a team that is experienced in this specific market, and that is exactly how we operate.
One of the strongest differentiators is our design-build methodology. By engaging early, we simplify the process, reduce the cost and deliver projects in shorter overall timelines, which decrease our clients’ time to market. This early involvement also allows us to provide real time pricing feedback so clients can make informed decisions throughout the project, which significantly reduces the likelihood of redesign or major changes later in the process. Because we are involved early, we are also able to anticipate issues and provide clear, accurate solutions upfront. That level of transparency builds trust and gives our clients confidence in both the plan and the outcome.
Just as important is our culture. We are a positive and collaborative team that enjoys what we do, and that energy carries into every project. When people are engaged and having fun, communication improves, challenges are solved faster and the overall experience becomes more enjoyable and beneficial for our associates and our clients. It also reinforces confidence because everyone is aligned, accountable and focused on delivering value from start to finish, which reflects our core purpose.
At the end of the day, our success is tied directly to our clients’ success. We approach every project with integrity, accountability and a commitment to delivering real value. That mindset, combined with our technical expertise, is what consistently sets ºÚÁϳԹÏÍø apart.
From a technical standpoint, what are some of the biggest challenges or considerations unique to senior living or multi-family construction?
Senior living and multi-family projects each come with their own set of technical challenges, and understanding those are critical to delivering a successful outcome.
For senior living, one of the biggest considerations is the wide range of care types, each carrying its own set of requirements. Independent living, assisted living, memory care and higher acuity levels all fall under the senior living umbrella, and the code implications can vary dramatically from state to state. Some states treat certain levels of senior living very similarly to multi-family residential, while others classify higher levels of care under the same code requirements as state hospitals. Navigating those differences requires experience, attention to detail and a clear understanding of what is needed to keep residents safe and operations compliant. Because ºÚÁϳԹÏÍø has national footprint and long-standing relationships with trade partners across the country, we are able to account for these differences early and provide project specific details.
In multi-family construction, the biggest challenge is understanding key differences between commercial and residential standards. Because ºÚÁϳԹÏÍø builds thousands of units nationwide each year, we have the expertise to deliver strong value while ensuring each project meets the specific needs of future residents.
What excites you most about the growth and opportunities ahead in the senior living and multi-family markets?
What excites me most about the future of the senior living and multi-family markets is that both sectors are positioned for meaningful growth, each driven by strong long-term fundamentals.
In senior living, the biggest factor is demand. The United States remains behind on the amount of senior housing needed, and that gap will continue to widen as the baby boomer generation ages and development struggles to keep up. The oldest boomers are already in their late seventies, and over the next decade the number of adults over 75 will increase significantly. That demographic reality, combined with a more favorable outlook on interest rates and the expected improvement in equity availability, will be a major catalyst for new development. We are also seeing the trend shift back toward new construction rather than renovation. This creates an exciting opportunity to help owners design and build purpose driven facilities that support better care, modern amenities and operational efficiency from day one.
On the multi-family side, new opportunities continue to emerge in secondary markets where the cost of living is more attainable and overall quality of life remains high. These markets are experiencing real momentum, and ºÚÁϳԹÏÍø is uniquely equipped to support that growth. We are licensed in forty eight states and Canada, which allows us to build in markets our clients see opportunity and to bring consistent quality and buying power to every region.
Both sectors are also being shaped by innovative design, evolving resident expectations and a growing focus on long term operational value. These shifts align perfectly with ºÚÁϳԹÏ꿉۪s strengths, from our early involvement in the design-build process to our ability to provide accurate pricing, anticipate challenges, and deliver efficient solutions.
Because of these factors, I remain extremely excited about the future. There is real momentum across both markets, and ºÚÁϳԹÏÍø is in a strong position to help our clients take full advantage of the opportunities ahead.
When you’re not at work, where can we usually find you?
I have been married to my wife, Kim, for over fifteen years, and together we have three amazing young kids who keep us busy, grounded and grateful. Family is a huge part of my life, and it is where I choose to spend as much time as possible outside of work.
When I am not meeting with clients or walking jobsites, you will most likely find me on the sidelines of a soccer field or volleyball court cheering on one of our kids, usually alongside their grandparents, who rarely miss a game. Supporting our kids in the activities they love is one of the best parts of our week.
In our free time as a family, we are probably spending time at the lake. Being on the water is something our whole family enjoys, and if I did not have to work, you would have a hard time pulling me off the boat and back onto dry land.
