ARCO Construction has completed a 57,300-square-foot warehouse and corporate headquarters tenant improvement for RJP Electric in St. Louis, Missouri. The project modernized an existing CMU facility to create a functional headquarters environment that brings office and warehouse operations together under one roof.

The renovated space includes 37,700 square feet of warehouse area and 19,600 square feet of office space. The project included demolition of the existing office layout and construction of new light-gauge metal stud partitions to support the updated workplace configuration.

The warehouse features a 24-foot clear height and two drive-in doors to support material handling and daily operations. Additional building improvements include an NFPA 13 fire protection system to support long-term facility performance and safety.

The completed renovation provides RJP Electric with an updated corporate headquarters and warehouse environment designed to support its operational needs, employee collaboration, and continued growth in the St. Louis market.

ARCO Construction Company recently delivered Sossaman Business Campus, a 330,500-square-foot speculative industrial development consisting of eight buildings on a 24.62-acre site in Mesa, Arizona. When the owner engaged 窪蹋勛圖厙, the project was significantly over budget and faced constructability challenges under its original plan-and-spec design. Through a collaborative design-build approach, 窪蹋勛圖厙 identified more than $1.8 million in value engineering savings, helping bring the project back into budget and successfully delivering a campus positioned to serve the growing demand created by a nearby data center development.

Located adjacent to a major data center, the campus was developed to meet growing demand from contractors, suppliers, service providers, and logistics users supporting the region’s expanding technology infrastructure market. As data center investment continues to accelerate across the country, industrial developments located nearby are increasingly attractive to businesses supporting both data center construction and long-term operations.

Turning an Over-Budget Project into a Feasible Development

When the owner engaged 窪蹋勛圖厙, the project had been developed under a traditional plan-and-spec approach and was no longer financially viable. In addition to cost constraints, portions of the original design presented constructability concerns that threatened the project’s success.

ARCO partnered with the owner to evaluate the project holistically. Working collaboratively with the design team, 窪蹋勛圖厙 identified opportunities to improve constructability, reduce costs, and improve the construction schedule while preserving the long-term value and flexibility of the development.

Strategic Value Engineering Solutions

One of the most significant challenges involved the roof structure package, which included a light gauge metal, proprietary roof joist and girder system that was significantly more expensive than a traditional system. 窪蹋勛圖厙 ultimately redesigned the joist, girder, and roof deck systems, generating approximately $1.2 million in cost savings while reducing the construction schedule by an estimated two months.

ARCO also redesigned portions of the tilt-up system to create a more practical and constructable solution as the original design involved panels that were too large for erection.

Additional value engineering solutions included redesigning window openings within the tilt panels, resulting in approximately $200,000 in savings, and rebalancing the site’s grading plan to better utilize on-site material. By minimizing the amount of exported soil required, 窪蹋勛圖厙 generated an additional estimated savings of approximately $450,000 while improving overall site efficiency.

Additionally, 窪蹋勛圖厙 assisted in design-build speculative office buildouts, warehouse cooling, and high-bay lighting. Office buildouts were a value addition to the original project and completed during construction in preparation for immediate tenant readiness.

Coordinating a Complex Multi-Building Campus

Delivering eight separate buildings on a single site required careful planning and coordination. Each building featured a unique footprint, creating additional complexity throughout design, submittal, and construction activities.

Tight spacing between buildings required extensive coordination during tilt-up operations, crane activities, steel erection, and site development. Some buildings were located only a short distance apart, requiring detailed sequencing to safely and efficiently execute panel erection and structural work across the campus.

Existing overhead utilities added another layer of complexity, impacting earthwork, tilt-up activities, steel erection, and stormwater improvements. 窪蹋勛圖厙 carefully coordinated construction activities to maintain progress while minimizing disruptions.

Designed to Support a Growing Technology Corridor

The campus was designed to provide flexible industrial space for a variety of users supporting the surrounding technology ecosystem. Building sizes ranging from approximately 23,800 to 59,000 square feet accommodate a wide range of operational requirements, while modern industrial features, including dock and drive-in loading, tilt-up concrete construction, and electrical service ranging from 1,600 to 2,500 amps per building, provide long-term flexibility.

Its location adjacent to major data center infrastructure creates a strategic advantage for contractors, equipment suppliers, maintenance providers, and logistics operators seeking proximity to one of the region’s fastest growing technology hubs.

Results

Through a collaborative approach, 窪蹋勛圖厙 transformed an over-budget plan-and-spec project into a successful speculative industrial development positioned to capitalize on growing technology-driven demand.

By redesigning key building systems, optimizing site development, and improving constructability, 窪蹋勛圖厙 delivered more than $1.8 million in value engineering savings and successfully completed a 330,500-square-foot industrial campus designed to support the vendors, suppliers, contractors, and service providers that contribute to today’s expanding data center ecosystem.

ARCO National Construction has completed a 69,857-square-foot multi-unit warehouse storage facility renovation for repeat client WareSpace in Phoenix, Arizona. The project transformed a former call center and office building into a modern micro-warehouse facility designed to support flexible storage and workspace solutions.

The renovated facility includes 66,657 square feet of warehouse space and 3,200 square feet of office space. The project required full demolition and interior gutting of the existing structure to accommodate the new warehouse layout and tenant-ready units.

As part of the renovation, 窪蹋勛圖厙 constructed a new dock well with two dock positions to support loading and distribution operations. The facility is equipped with high-bay LED lighting and a racking wall system featuring uprights, beams, shelving, sheet metal wall panels, diamond plates, and trim.

Additional improvements included upgrades and modifications to existing fire protection, plumbing, HVAC, electrical, and fire alarm systems to meet the operational requirements of the facility. Exterior enhancements included facility painting, repairs, and sealcoating of the existing asphalt to improve durability and site functionality.

The completed project supports WareSpaces micro-warehouse concept, providing adaptable industrial space for small and growing businesses in the Phoenix market.

This new development will include:

  • 簣6,000 SF Vehicle Maintenance Facility

Fare Foods new facility will be constructed using concrete tilt-up panels with Insulated Metal Panels (IMPs) installed inside. IMPs deliver high performance while providing faster installation and a more cost-effective option for cold storage facilities.

This new facility represents a significant step forward for Fare Foods, expanding their operational capacity while reinforcing their long-standing presence in the Du Quoin community.

ARCO National Construction recently partnered with Isom Company and Elopak, an industry-leading packing company, to deliver a 297,440 square-foot paper carton manufacturing and filling facility. The project significantly enhances Elopaks customer reach and capabilities across the U.S.

The state-of-the-art facility will be used to produce cartons for liquid dairy products, juices, plant-based drinks, and liquid eggs. It includes over 100,000 SF production area, 13,000 square feet of office space, and an 11,000 square foot mezzanine. The facility was strategically located in Little Rock, Arkansas for optimal logistics efficiency with easy access to major roadways and rail networks.

When guests stepped onto the jobsite at Campfire Ranch Little Sugar last week, they werent just seeing a construction project, they were experiencing the momentum of Northwest Arkansas growth firsthand.

ARCOs Northwest Arkansas team had the honor of partnering with Campfire Ranch in hosting an exclusive sneak peek, welcoming community partners, local leaders and media to tour the soon-to-open lodge. From the start, our focus, alongside developer Blue Crane, has been on restoring the historic E. Fay Jones property with the care it deserves while ensuring the schedule stays on track for Campfire Ranchs October 10 opening, in line with Life Time Fitness Big Sugar Classic.

Partnership in Action

The event was a showcase of Campfire Ranchs vision, with their team leading the way in sharing the story behind the project and its role in Bella Vistas growth. 窪蹋勛圖厙 was proud to be a partner in that effort with preparing the site and supporting pre-event and onsite logistics.

To prepare for the event, 窪蹋勛圖厙 Superintendent James Hanus ensured the site was safe and welcoming for guests, while Project Manager Britney Oliver has kept the project moving forward a glimpse into the teamwork that makes 窪蹋勛圖厙s approach to complex renovations possible.

Rounding out the lineup, Mayor of Bella Vista, John Flynn, celebrated the economic and community benefits that Campfire Ranch is bringing to Bella Vista and shared his excitement for the growth and evolution that is currently taking place.

Guests toured the propertys seven upgraded lodging rooms, communal lounge and dining areas, and the reimagined back patio featuring a sauna and cold plunge. The design intentionally nods to the propertys mid-century modern roots, with sustainably sourced vintage furniture and thoughtfully preserved details that honor its history.

And of course, location is everything. Steps from the Little Sugar and Back Forty trail networks with more than 100 miles of biking, hiking and running trails the lodge will serve as a true basecamp for outdoor enthusiasts.

In the competitive world of multi-family development, choosing the right project delivery method is essential to a projects success. The design-build approach, which streamlines design and construction under a single contract, proves to be a faster, more cohesive option for those looking to gain an advantage in the current marketplace. To illustrate these benefits, well compare two recent 窪蹋勛圖厙 Construction multi-family projects one delivered through design-build and the other through the traditional design-bid-build method.

While both successful, the project that took the design-build approach benefited from three standout advantages: an accelerated timeline, minimized risk and enhanced communication.

1. Accelerated Timeline: Getting to Market Faster

Time is paramount in multi-family construction, where every delay can impact profitability and occupancy rates. On average, projects delivered through design-build are designed 30% faster than those delivered through traditional methods. The integrated workflow of design-build promotes united efforts between teams, reducing revisions and shortening the overall timeline.

For the design-build project, this streamlined approach meant that design and construction teams were aligned from the beginning, making it easier to resolve issues proactively and proceed without unnecessary pauses. In contrast, the design-bid-build project faced delays typical of the traditional process, where separate contracts for design and construction meant elongated wait times for approvals, adjustments and rework.

By choosing design-build, the first project team was able to meet completion goals more quickly, getting to market sooner and generating revenue earlier than the other project.

Traditional project delivery methods like design-bid-build frequently encounter cost overruns due to changes unknown to the owner. Change orders are among the most common challenges in multi-family projects, typically accounting for up to 10% of additional project costs due to scope alterations and misaligned expectations. These surprises often stem from design gaps, late-stage value engineering, or conflicting interpretations between project stakeholders. Without proactive management from the start, they can quickly derail timelines and strain budgets.

With the design-build approach, these risks were minimized as designers and construction experts worked collaboratively from day one. This meant fewer Requests for Information (RFIs), as potential challenges could be addressed and solved early in the design phase. In the design-bid-build project, however, the separation between design and construction left the door open to mid-project modifications and selection decisions creating budget surprises for the developer.

By integrating all aspects of the project under one team, the design-build model helped the first project stay aligned on budget and avoid unexpected costs.

3. Streamlined Communication: Fostering Collaboration and Accountability

Effective communication is key to any successful project, yet design-bid-build often places the burden of coordination on the project owner. With separate entities managing design and construction, owners must navigate between the two teams, sometimes stepping in to resolve issues and ensure expectations, adding time and requiring more involvement than anticipated.

Design-build general contractor 窪蹋勛圖厙 is partnering with WareSpace on the transformation of a 70,000-square-foot facility into a state-of-the-art, micro-bay industrial space and co-warehousing hub designed to meet the needs of small and medium-sized businesses in the Phoenix market.

Located at 9801 S. 51st Street in South Tempe, the new WareSpace facility is strategically positioned in the heart of the Southeast Valley, just two minutes from I-10 and 20 minutes from downtown Phoenix. The prime location and modern amenities will provide an ideal solution for small businesses seeking small and comfortable warehouse spaces with short-term commitments.
