This project consists of an approximately 240,000 SF multifamily residential development constructed on a 12-acre former concrete batch plant and materials sales yard. The community includes three four-story apartment buildings with 240 total residential units, providing 80 units per building. Each building incorporates 60 conditioned subsurface parking spaces, totaling 180 garage spaces across the development.

The residential buildings utilize Type V-A construction with R-2 occupancy classification. The below-grade parking garages are constructed using precast post-and-beam and slab systems, providing structural support for the residential buildings above while maximizing site utilization. The development also includes an approximately 6,000 SF community building, created through the conversion of existing office space on the property.

The community building features a full kitchen, community room, fitness center, bike storage, and dog wash room, providing shared amenities for residents. Outdoor improvements include two playgrounds and an approximately 1,000 SF pavilion constructed using salvaged brick, wood, and steel from existing buildings on the site, incorporating reused materials into the development. The property also provides direct access to the city's bike path system, improving connectivity to surrounding recreational infrastructure.

Site development included the redevelopment of the former industrial property and installation of onsite stormwater management systems to support drainage requirements. The project included demolition of the existing office space and construction of a new headquarters buildout utilizing light-gauge metal stud framing. The warehouse maintains a 24-foot clear height, providing functional space for storage, material handling, and distribution operations.

Warehouse access is supported by two drive-in doors, allowing direct movement of materials and equipment into the facility. Fire and life safety systems include an NFPA 13-compliant fire protection system serving the renovated space. The first project consists of an approximately 570,000 SF pharmaceutical manufacturing plant and storage facility constructed using tilt-up concrete construction. Shipping and receiving operations are supported by twenty-five dock positions, while fire protection is provided by an ESFR sprinkler system. A major component of the facility is an approximately 130,000 SF automated storage and retrieval system (AS/RS), designed to support high-density pharmaceutical storage and automated material movement.

The second project consists of an approximately 75,000 SF pharmaceutical packaging tenant improvement incorporating specialized controlled environments for packaging and manufacturing operations. The primary structure is constructed using a single-story light-gauge metal framing system with a horizontal façade featuring a combination of stone veneer, synthetic stucco, and insulated metal panels, providing durability and a contemporary architectural appearance.
